About Our Assessments
What is a PAHAR assessment?
PAHAR stands for Property Asset Health & Risk Assessment, our proprietary scoring methodology. It covers physical condition, operational performance, risk profile, long-term capital needs, and deferred maintenance, and it supports investment protection planning.
How independent are your assessments?
We have no ties to management companies or contractors, and no stake in whether a deal closes, a claim is approved, or a loan is funded. Our only job is to report what is true about the property.
Does the report change depending on who hires you?
No. Our reports are consistent using the same standards and the same plain-language reporting, whether the client is an owner, investor, management company, lender, or insurance professional.
How do your assessments compare to an engineering firm?
Our assessments are cost-effective compared with traditional engineering firms, and they focus on plain-language, actionable results delivered by regional specialists.
Our Services
What types of properties do you assess?
We assess multi-family properties (single tenant rentals, condos, and multifamily communities), commercial and industrial properties (office buildings, mixed-use, single tenant, professional properties, warehouses, manufacturing, and flex-space facilities), and telecommunications facilities.
What does acquisition due diligence include?
Acquisition due diligence consists of pre-purchase inspections performed in accordance with ASTM E2018-24 standards, so you can make your investment decision with a clear picture of the property's condition.
What are capital planning and reserve studies?
Capital planning and reserve studies provide 1, 3, 5, and 10 year capital forecasting and deferred maintenance analysis, so you can plan and budget for upcoming repairs and replacements.
Do you handle construction draw inspections and project oversight?
Yes. Lender draw inspections cover construction progress and draw inspection services. With Project Oversight, we act as the owner's rep and evaluate progress from pre-construction site evaluations through final project documentation and closeout reporting.
Can you inspect my properties on a recurring schedule?
Yes. Recurring Owner Oversight provides periodic inspection programs for remote or portfolio owners, conducted weekly, monthly, quarterly, or yearly.
Do you consult with property and asset management companies?
Yes. Property Operations Consulting offers advisory services for property and asset management companies, from building out an asset management division to refining day-to-day oversight processes.
